    The Grand County Planning Commission on Tuesday, June 11, voted unanimously to approve the first steps in two very different development applications under the recently passed High Density Housing Overlay.

    One project called the Starbuck Subdivision involves slightly more than a half-acre parcel that will be split in two and another regards Viewgate Terrace, a nearly 20-acre project that calls for construction of 214 apartments.

    The project at 1991 Starbuck Lane calls for subdividing a .52-acre lot into two parcels. Planning staff said the project meets the intent of the HDH overlay and that roads, water and sewer have been approved. Planning commissioners first voted 7-0 to accept the project into the overlay and then voted 7-0 to approve the preliminary plat.

    The second project is more involved, but did not require significant discussion. Viewgate Terrace representative William Hansen said the developer did not want to be limited on how many units could be built, citing the 300-unit limit, but that became a non-issue since the seven four-story buildings will each feature 32 apartments at 1248 S. Highway 191 behind a hotel currently under construction.

    Planners voted 7-0 to accept the project into the overlay. Hansen will return at a later date for approval of the preliminary plat. The projects now head to the Grand County Council, which will take formal action on planning commissioners’ favorable recommendation.
