    More than 500 homes combined in Arroyo Crossing, Viewgate Terrace

    The Grand County Planning Commission on Tuesday voted to make favorable recommendations on plans for two high-density housing overlay projects representing more than 500 new long-term rental homes and homes for sale.

    The decisions did not come easy after neighbors near both projects – Viewgate Terrace and Arroyo Crossing – raised strong concerns over issues ranging from traffic congestion and safety, well water contamination, flooding and views.

    Viewgate Terrace was initially approved with scant public comment late last spring, but a second public hearing had to be held after it was determined the first was never published as a public notice in The Times-Independent.

    Several neighbors voiced objections, with the overlying theme being that they were not against increasing density to improve Grand County’s housing crisis, but not to such a high degree.

    The plan ostensibly calls for seven apartment buildings, each holding about 32 homes, on a rocky hillside behind the Marriott project now under construction at 1248 S. Highway 191.

    Planning commissioners also forwarded for approval a Planned Unit Development Overlay and Master Plan for the Arroyo Crossing affordable housing project on about 42 acres at 2022 Spanish Valley Drive. The 300-home subdivision will offer a mix of apartments, townhomes, single-family homes and cottages. Planning commissioners also approved a preliminary plat for phase one.

    Both projects will now go to the Grand County Council, which will review the recommendations.
